What causes concrete spalling?
Most often, corrosion of the embedded reinforcing steel. As the steel rusts it expands and forces the surrounding concrete to crack and break away, exposing more steel to the salt-laden coastal air, which accelerates it. Water intrusion and original construction defects also contribute.
Do I need an engineer for spalling repair?
Where spalling affects structural members, yes. An engineer assesses whether the member's capacity is compromised and specifies a repair that restores it. We prepare the sealed repair documents; a restoration contractor performs the work.
Is spalling repair connected to recertification?
Often. Spalling and corrosion are among the conditions a recertification or milestone inspection flags. When an inspection identifies structural distress, engineered repair documents are typically part of bringing the building back into compliance.
